Property Condition Assessment

Engenuity provides Property Condition Assessments (PCAs) to help property owners, buyers, and lenders make informed decisions regarding the condition and long-term maintenance needs of a facility. Our assessments are conducted in accordance with ASTM E2018-24, offering a clear understanding of a property's physical condition and identifying potential capital expenditures. Our PCA process includes a walkthrough survey performed by our experienced engineers, focusing on readily accessible components of the property’s major systems. We assess:​

• Life Safety & Code Compliance – Fire alarms, sprinklers, emergency lighting, and accessibility considerations

Following the assessment, Engenuity provides a Property Condition Report (PCR) outlining key observations, deficiencies, estimated remaining service life, and recommendations for repairs or further investigation. Our reports are designed to support capital planning, risk management, and real estate due diligence efforts.
